The dividing line is how deep the deterioration runs. If the mortar is crumbling but the brick is still sound and sitting plumb, the chimney is a repointing job — the old joints get ground out and refilled. If bricks are loose, missing, spalling badly, or the stack is visibly leaning or bowed, the structure itself has been compromised by water and the top section needs to be taken down and rebuilt. A straightforward test is to scrape a joint with a screwdriver: if the mortar gives up sand easily but the brick around it rings solid, you are likely looking at repointing. We will tell you which one it is before quoting, and we will not sell you a rebuild for a repoint.

A chimney is the only masonry on your house exposed on all four sides plus the top, with no roof overhang shielding it and no heated interior on one face keeping it dry. Rain and snow soak in from every direction, and in a Pennsylvania winter every freeze expands that trapped water and pries the joint slightly wider. Repeat that cycle across a few dozen freezes a season and the joints on a chimney will open years before the same mortar fails on a protected wall. It is the reason chimney repointing is one of the most common masonry repairs we do in Delaware County.

That is efflorescence — mineral salts carried to the surface by water moving through the masonry and left behind as it evaporates. The staining itself is cosmetic and washes off, but what it tells you is not cosmetic: water is actively travelling through your brick and mortar rather than shedding off it. On a chimney that usually points to open joints, a cracked crown, or failed flashing letting water in at the top. Scrubbing the stain without finding the entry point means it comes straight back, so it is worth having the source identified.

Some can, but fresh mortar needs temperatures to hold above roughly 40°F while it cures, so repointing and rebuild work in the Philadelphia area is generally scheduled from spring through late autumn. What we can do in winter is assess the damage, get you scheduled, and address urgent water entry with temporary protection so the problem does not worsen over the season. Yes. Flashing is one of the three places a chimney reliably leaks, alongside open mortar joints and a cracked crown, and repairing the brickwork while leaving failed flashing in place just moves the leak. We reset and seal the flashing at the roofline as part of the repair so the whole assembly sheds water together. Where a leak turns out to be a roofing problem rather than a masonry one, we will say so plainly instead of billing masonry work that will not fix it.
