Properly built masonry is measured in decades, not years — brick and stone themselves can outlast a century. What wears out first is almost always the mortar, which is deliberately softer than the masonry it joins so it takes the movement instead of the brick. In the Philadelphia area, expect mortar joints to need attention somewhere around the 25 to 40 year mark depending on exposure, and sooner on a chimney or a freestanding wall that catches weather on every side. If your masonry is failing well before that, the cause is usually water reaching it or a base that moved, not the brick giving up.

Both, though repair and restoration are the larger half of what we do — it is in the name. That includes repointing failed mortar joints, cutting out and replacing spalled brick, rebuilding sections of wall or chimney that have moved, and repairing concrete and stucco. On restoration work the harder skill is not the laying, it is matching: getting new mortar and replacement units to sit alongside hundred-year-old Delco brick without announcing themselves. If you want the repair to disappear rather than merely hold, that matching is the whole job.

Nearly always water, and nearly always water that had a way in. Brick is porous by design; it absorbs moisture and releases it. Problems start when water gets trapped — behind a too-hard mortar, under a failed cap, or against a wall with nowhere to drain — and then freezes. Each freeze expands that water and pushes the brick face apart from the inside, which is the spalling you see as flaking or crumbling. Cracks that run in a straight diagonal line usually mean something moved instead: settlement, a failing lintel, or pressure behind a retaining wall.

Usually, and it is worth asking about before work starts. Matching involves three things: the unit itself, the mortar colour, and the joint profile — and the joint profile is the one most contractors skip, even though a struck joint next to a concave one is what makes a repair obvious from the sidewalk. For older Brookhaven and Delaware County housing stock, an exact brick match is not always available, so we look for the closest size and colour and place any compromise where it shows least.

Small jobs are welcome and often the smartest money a homeowner spends. Repointing a few square feet of failing joint, resetting a loose step, patching a cracked concrete apron, or rebuilding the top few courses of a chimney all cost a fraction of what the same areas cost once water has been getting in for several more seasons.
