Repair fixes a defect; restoration returns the masonry to sound original condition while keeping as much of the original material as possible. In practice the difference shows up in method. A repair might fill a crack and move on. A restoration asks why the crack formed, stops the cause, cuts out only the genuinely failed material, and rebuilds it with matched mortar and matched units so the work is invisible when it cures. That is the standard we work to. Matching means three things: mortar colour, mortar strength, and joint profile. Colour is what people notice first, but the joint profile — whether the mortar is finished concave, struck, raked, or flush — is what makes a repair obvious from the sidewalk when it is wrong, and it is the detail most often skipped. Fresh mortar also cures lighter than it will settle, so a new section usually blends further over the first several months rather than staying as visible as it looks on day one.

The test is whether the masonry has moved. If the mortar is crumbling but the brick is sound and the wall is still plumb and in plane, you are looking at restoration — repointing and selective unit replacement. If the wall is bulging, leaning, stepping apart at a diagonal, or the brick faces are spalling in sheets, water has been in the structure long enough to compromise it, and the affected section needs to come down and be rebuilt. We assess this before quoting, and we will not sell a rebuild where a repoint will hold.

Because it is designed to. Mortar is deliberately the sacrificial element in a masonry wall — softer than the brick or stone it joins, so that when the wall moves, expands, or settles, the joint absorbs it instead of the masonry cracking. That is a feature, not a flaw. It means every masonry wall is expected to need its joints renewed periodically while the brick carries on, and in the Philadelphia climate that interval typically lands somewhere between 25 and 40 years, shorter on exposed elevations and chimneys.

Yes, and historic masonry is where restoration matters most, because the material is not replaceable. The critical requirement is a lime-based or otherwise softer mortar appropriate to the original construction rather than a modern high-strength Portland mix. Hard mortar on soft historic brick traps moisture and transfers stress into the brick face, which then spalls irreversibly. If your home is in a historic district there may also be approval requirements on materials and joint finish, and it is worth confirming those before work begins.
